jamiet95608 asked: I’m thinking of buying my first home next year in sacramento. I’m hoping to see a significant drop from current prices. I make the median income (~$54,000). In 1 year, I’ll have ~$35,000 in savings and ~$5,000 in my 401k. I’m 23 years old and have been working at my job for 1 year now. I currently have a credit score of 780. My only debt is $8,000 in student loan at 4.5% interest. I’m willing to make monthly payments of ~$2,200. I might move in a few years. What kind of a loan can I get? Which programs are best for my situation?
Thank you for reading.

surfer asked: We bought our house 3 yrs ago and got a mortgage just under my spouse’s name. We then added my name in the title after closing. Do I have to get my name removed from the title before we foreclose so my credit wont be affected or…do nothing since my name is not on the loan?

Peter U asked: This way I will eliminate the $120,000 I owe on my 1st mortgage and grab $100,000 cash off the equity loc. They can have my house and ruin my credit for $220,000. This cannot be legal is it? I really wouldn’t do this but my wife may.

Beautiful Disaster asked: My finace is legal here in the United States from Mexico. He has a resident alien card as well as a valid social security number. We are trying to get a martgage loan on a home, but I was told by one company that since he was not a US Citizen and that since we live in Oklahoma, we can not get a home loan because people who reside in Oklahoma who are not US Citizens (although they are perfectly legal and have a valid social security card in this country) can not own any land in this state. Does any one have any help or information that they could provide me on this situation? It would be greatly appreciated.
(additional information: He works 2 job, but I do not work at all, just a SAHM..therefore I have not established much credit (only one account), so we can not put the loan just on my name.)
I was thinking the exact same thing about discrimination, but I am not sure. I am looking right now trying to find laws and regulations in Oklahoma about owning land , but so far, I have not found ANYTHING about not being about to own land in Oklahoma if you aren’t a US citizen.
and..we the mortgage company that told me this was quickenloans, I may try and contact someone else who works for them. Not sure yet what to do..if you have any advice, I need it! Thanks for your reply to my question! I appreciate it!

Tracy C asked: I have been trying for several month to get a loan for a new home, but I have had no success at all. Everybody that I contact or apply with give me the same answer all the time, which is ” Sorry we can’t help you at this time due to your poor credit rating. If no one will give you a chance then how can you fix your credit situation? I have been employed for the past five years with the same company. I don’t make a whole lot a year. I make about $40,000 a year. I think I can afford a new mortgage. I would like for my children to grow up in a better situation than I did. I admit I have made some mistakes financially, but are those mistakes going to haunt me forever? I just want a chance to live the American dream of home ownership. Please don’t mention credit repair, I have tried those companies and my credit sitiuation is was worse after I finished the repair program. If you do not have positive input please don’t respond to this question. Rip-off artist need not respond.
